Winter Cold Is Finally Here

The cold winter weather is finally here and frozen pipes can be an issue for homeowners all over NYS.

When temperatures drop and winter weather conditions worsen, frozen pipes can pose a dangerous and costly problem for your home. When the water freezes, it causes an expansion in the pipe which then causes an increase in the pipe’s pressure. This change can cause the pipe to crack leading to water emerging from the pipe and therefore causing water damage to your home. Does your homeowner’s insurance cover frozen pipes? Let’s take a look at what is and is not covered.
Typically, your homeowners policy will cover the repairs and cleaning expenses that are caused directly from the water damage as a result of the frozen pipes.
What is covered:
- The expense of accessing the damage (example: tearing out a wall to get to the damaged pipe/pipes)
- Repairing the wall after the damage has been fixed
- The cost to repair the damage to your property (example drying out a wet carpet)
- Additional living expenses if you can not live in your home because of the damages
What isn’t covered:
- The cost to repair the pipe
- Damage caused by negligence (example: if you leave your house for a period of time and shut off your heat which causes a pipe to freeze, your insurer may deny your claim)
Ways to Prevent Frozen Pipes
- Turn up the thermostat! If you plan on being away for a few days, set your thermostat to a minimum of 55 degrees. If you’ll be gone for an extended period of time, ask a friend to check on your house periodically to ensure that the heat is running as it should be. If you plan on leaving for the entire winter, winterize your home by draining your home’s plumbing system and turning your water off while you’re away.
- Protect outdoor water sources by removing garden hoses from outdoor water faucets and covering the exterior faucet. Covers are inexpensive, reusable, and easy to install
- Leave water running overnight when temperatures drop to help water move through the pipes and reduce the risk of the pipes freezing
- Insulate your pipes near you crawlspace, attic and exterior walls of your home
